Everything is sized to effective roof area, not to what was on the house before. We roll seamless aluminum on site, so each run is a single unbroken length with no mid-run joints to open up.

Seamless aluminum is 0.032 gauge. Profiles are K-style, half-round, and box, and copper is available where the architecture calls for it — half-round copper suits the Mediterranean and coastal-transitional elevations common through Palencia Village. Heavier 0.040 and 0.050 aluminum is available as fabricated box and custom work rather than machine-run seamless.

The most common failure we are called to correct in this market is undersized 5-inch gutters overflowing at the back corners in Florida rain. Water sheets over the front lip, saturates the bed against the slab, and the homeowner is told the problem is a clog. It is not a clog. It is capacity.

Drainage: where the water actually goes

Gutters that discharge two feet from the slab have moved the problem, not solved it. Palencia sits on St. Johns County sand over a seasonal high water table, and the ground works hard between the wet and dry seasons.

Our default underground pipe is FDM heavy-duty HDPE — 3.5-inch and 4-inch solid, 100% virgin resin, rated for vehicle traffic, so it can be buried under driveways and paver work without deforming. The argument that matters underground is joints. Florida soil swells and shrinks through the year, and the ground works the pipe with it. Rigid glued PVC joints do not move with that cycling, and eventually they crack — a leak you cannot see, under your yard, doing damage for years before anything shows at the surface. FDM has no glued joints to crack. Schedule 40 PVC is the exception, not the rule: we specify it for extremely low slope, for penetrations through bulkheads and seawalls, and where backfill is likely to settle and belly the line.

We never bury corrugated pipe. It is made from recycled material with no exact resin mix, so it degrades and collapses unpredictably, and soil and root intrusion compromise the line — on average within three years.
