What a Gutter Pro cleaning visit includes
Hanger and fascia inspection
Visual on hangers, seams, fascia, soffit, and the gutter-to-roof seal. If we see rot, sagging, or a failed spike-and-ferrule install, we tell you.
Photo report
Photos of anything that needs attention - rot, sagging sections, miter leaks, fascia damage. You decide whether to repair now or note for the next visit.
Bag and haul-off
All debris bagged and removed from the property. No piles in the driveway. No bags left at the curb.
Roof cleaning
We clear leaves and debris off the roof too, so it does not sit and rot the shingles or immediately blow right back into your freshly cleaned gutters.
Repair scope - what we fix
| Issue | What we do |
|---|---|
| Leaking miters and corners | Re-seal serviceable joints. Replace failed corners with hand-formed, double-sealed miters. |
| Leaking end caps and downspout outlets | Re-seal or replace. A common failure point on older sectional systems. |
| Sagging gutter sections | Re-pitch and add hangers if the fascia is sound. If the fascia is rotted, we recommend soffit and fascia repair first. |
| Disconnected or leaking downspouts | Re-secure, reseal, or replace. Often the downspout is undersized for the gutter - we flag that. |
| Failed spike-and-ferrule hangers | Replacement hangers for failed spike-and-ferrule gutters, screwed into the fascia. The 1950s spike-and-ferrule system is the most common reason older gutters sag. |
| Overflowing in storms | Diagnose the cause. Usually undersized gutters (5-inch) or undersized downspouts. We recommend a resize to 6, 7, or 8-inch with proper downspout sizing. |
| Storm damage | Document for insurance, provide a written estimate suitable for claims, and repair or replace per scope. Fully insured. See storm damage gutter repair. |
| Fascia rot under the gutter line | Replace fascia with rot-resistant material before re-installing gutters. Sometimes the underlying problem masquerades as a gutter issue. |
Our warranty - what is and is not covered
Our lifetime workmanship warranty covers new Gutter Pro installations - seamless gutters, gutter guards, and the drainage systems we install. Cleaning and repairs on existing or older systems are not covered by the lifetime warranty, because we did not build those systems. We still stand behind the repair work we perform, and Owner Albert will always tell you honestly when a repair is worth doing versus when a full replacement - which does carry the lifetime workmanship warranty - is the smarter long-term call.
When to repair vs replace
If your gutters are still original on spike-and-ferrule hangers and 15+ years old, replacement is usually the better long-term call. The aluminum itself is rarely the failure point - it is the hanger system, the channel size, and the discharge path. We assess what is still serviceable on a free walk and only replace what justifies it. Owner Albert tells you honestly: repair this section, leave this section alone, plan to replace this in three years. No upsell.
Reduce how often your gutters need service
The best cleaning visit is the one you need less often. After we clean and inspect, Owner Albert points out the few upgrades that actually cut your maintenance on your specific home - no upsell, just what reduces debris load and overflow risk in our NE Florida storm season.
Gutter protection
Micromesh guards like LeafBlaster Pro and Alu-Rex stainless micromesh keep leaves, pine needles, and oak debris out of the channel. Most guarded homes drop from twice-a-year cleaning to a once-a-year inspection.
Right-sized gutters and downspouts
Undersized 5-inch gutters and small downspouts clog and overflow first. Upsizing to 6, 7, or 8-inch seamless gutters with larger downspouts moves more water and traps less debris in heavy rain.
Drainage upgrades
Tying downspouts into Schedule 40 PVC underground drainage stops discharge from pooling, eroding, and washing mulch and debris back toward the house and gutter line.

Cleaning - Single-family Jacksonville homes typically price $200 to $300 for single-story and $300 to $450 for two-story homes. Three-story or estate properties price from $450 and up. Pricing depends on linear footage, story count, roof pitch, and debris load. Heavily oak-covered lots and three-story homes price higher.
Repair - quoted per job based on scope, parts, and labor. Most single-section repairs price under $400. Larger repairs (multiple miters, hanger-system replacement, fascia work) are scoped in writing before any work begins.
