New Construction Is the Right Time to Build a Real Water System

The most common gutter call we run in Northeast Florida is on a home or building three to eight years old where the builder-grade gutters have failed and the drainage was never planned. Builder defaults are sized down, hung on the cheapest hangers, and pointed at the lawn. New construction is the one moment in a building's life where the water system can be designed in from day one. Done right, that system runs for decades. Done by default, the failure clock starts ticking the day the homeowner moves in.

Most builders default to whoever sends the cheapest sub. We do not compete on cheap. • Design-phase consultation. Albert walks the plan with the builder or architect during design, before downspout locations and drainage routes are locked.
• Sizing recommendations. Gutter size, downspout size, hanger spec, drainage scope sized to the actual roof load, pitch, material, and site grading.
• Civil engineer coordination. Drainage tie-ins, stormwater management, easements, and plat plan compliance.
• Site-work coordination. Phasing with foundation, framing, roof, and landscape. We mobilize at the right point in the build, not when it is too late to do it right.
• Inspection and walkthrough. Albert walks the finished install with the GC and homeowner before close-out. Lifetime workmanship warranty starts at occupancy.
• Preferred installer programs. Builders running multiple homes can set up a preferred installer relationship with consistent spec, pricing, and turnaround.

Drainage Is the Half Builders Almost Always Miss

The most common new-construction call we run on three-to-five-year-old homes is "the builder put gutters on but the downspouts point at the foundation and the yard floods every storm." That call is preventable. Drainage planned alongside the gutters during design phase is a fraction of the cost of retrofitting it after the landscaping is in. Gutter Pro is NDS Certified. How a New Construction Install Works

1. Design-phase consultation. Albert walks the plans with the builder, GC, or architect. Sizing, downspout placement, drainage routing, color and material selection.
2. Detailed written scope. Itemized: gutter sizing, material, hanger spec, downspout count and size, drainage scope, timeline, COI documentation. Coordinated with the GC schedule.
3. COIs and project paperwork issued to the GC, owner, and property management before mobilization on commercial. HOA submission packet on covenant-restricted residential.
4. Phased mobilization coordinated with the GC schedule. We come in at the right point in the build, after roof and fascia and before landscape.
5. On-site fabrication. Roll-Forming Machine at the building, seamless gutters formed to the exact roofline in one mobilization.
6. Install and drainage scope. One to seven days on most projects depending on building size and drainage complexity.
7. Final walkthrough with Albert and your project lead. Lifetime workmanship warranty starts at occupancy.
