Jacksonville Gutter Cleaning Membership

Gutter Cleaning in Jacksonville, FL: Now a Maintenance Membership

Gutter Pro no longer books one-time cleanings. We maintain your gutters and the drainage that carries the water away on a bi-annual membership built around your specific home: two scheduled visits a year, timed to Northeast Florida's oak drop and storm season, with a card on file so it happens without you chasing it. A gutter cleaned once and forgotten clogs again by the next storm.

Does Gutter Pro offer one-time gutter cleaning in Jacksonville? No. Gutter cleaning is available only through the Home Water-Management Maintenance Membership: two scheduled visits per year covering gutters and underground drainage, with a whole-system inspection and photo report each visit. Membership starts at $400 per year for a single-story Jacksonville home, and begins with a $75 site visit fee that is credited in full to your first visit. Repairs and storm or insurance work remain available as standalone jobs with no membership required.

Why Cleaning Is a Membership and Not a One-Off Visit

A one-time cleaning solves the symptom on the day it happens and nothing after that. In Northeast Florida the oaks drop twice, the summer storms run June through November, and a gutter that was clear in March is packed by August. The homes that never have a water problem are not the ones that get cleaned occasionally - they are the ones on a schedule.

The membership covers the gutters and the drainage together, because they are two halves of one system. Clearing a gutter that discharges into a blocked underground line just moves the problem six feet. Your plan is built around your home's actual layout - gutter sizes, story count, roof pitch, debris load, discharge points - and kept on file so the same crew services it the same way every time.

Home Water-Management Maintenance Membership

Starting at $400 / year - two visits included

Priced per home after your first assessment. Final rate depends on linear footage, story count, roof pitch, debris load, and drainage complexity. Larger, oak-shaded, and estate properties price higher. Membership requires a card on file; visits are billed automatically twice a year, so there is no re-quoting and no scheduling scramble.

The $75 Site Visit That Sets Your Plan

Every membership starts with a paid site visit: $75, non-refundable, credited in full to your first maintenance visit. It is not a sales call. It is the evaluation that decides what your plan actually needs to be, and it is why we can price the membership per home instead of selling everyone the same package.

Albert walks the property and assesses the three things that drive everything else:

  • Tree cover and canopy load. A home under mature live oaks in Mandarin does not need the same schedule as an open lot in Nocatee. Canopy is the single biggest factor in how fast your gutters refill.
  • Condition of the existing system. Gutter size and style, hanger condition, miters and seals, fascia, and whether the system was sized correctly for the roof in the first place.
  • Whether the drainage needs maintenance too. Buried lines, discharge points, and catch basins either need servicing on the same schedule or they do not. We establish that before you are paying for it.

That assessment sets your visit frequency and your annual rate. It also identifies the optional upgrades that reduce how often you need us - or let you handle part of the maintenance yourself. Those are covered below.

What Each Membership Visit Includes

Full gutter clean-out

Every gutter run cleared of debris end to end, then flushed through. Seamless aluminum, copper, half-round, and box systems all serviced to the same standard.

Downspouts and drainage flow-tested

Every downspout is run and confirmed flowing, and the underground drainage is flow-tested through to the discharge point. A clear gutter feeding a blocked buried line is still a water problem, so we confirm the whole path moves water before we leave.

Whole-system inspection

Hangers, seams, miters, end caps, fascia, soffit, and the gutter-to-roof seal, plus your underground drainage, discharge points, and catch basins. We catch the small failure before it becomes the expensive one.

Photo report

Photos of anything that needs attention - rot, sagging sections, miter leaks, fascia damage, blocked drainage. You decide whether to address it now or watch it until the next visit.

Roof debris clearing

We clear leaves and debris off the roof as well, so it does not sit and rot the shingles or wash straight back into the gutters we just cleaned.

Bagged and hauled off

Everything we pull out leaves with us. No piles behind the garage, no bags at the curb for you to deal with.

How the Membership Works

  1. $75 site visit with owner Albert Urbank. Non-refundable, credited in full to your first maintenance visit. We walk the home, document gutter sizes and style and the full drainage layout, and build the maintenance plan around your specific system.
  2. Your plan goes on file. Footage, story count, roof pitch, debris load, and drainage complexity set your annual rate. Your card is kept on file for automatic billing.
  3. Two scheduled visits a year. Spring and fall, timed to oak drop and storm season. You do not call to book - we schedule it and confirm with you.
  4. Photo report after every visit. You see what was cleaned, what was inspected, and anything worth watching. Any repair we find is quoted at your member rate with priority scheduling.

Two visits a year, gutters and drainage, on a card on file. No booking, no chasing, no clogged gutters before the next storm.

Why Twice a Year in Northeast Florida

Two visits is not an arbitrary package - it matches how debris actually arrives here. Live oaks drop leaves and catkins in spring, and again through the fall, and pine needles run nearly year round on the wooded lots in Mandarin, Julington Creek, and Fleming Island. The spring visit clears the catkin load before hurricane season opens on June 1. The fall visit clears the heavier leaf drop before the winter rain.

Coastal homes in Ponte Vedra, Atlantic Beach, and Fernandina carry a different load: less canopy, more salt air, and wind-driven grit that packs into the channel and abrades sealant at the miters. The inspection half of the visit matters more on those homes than the clean-out half.

Repairs and Storm Work

Repairs, storm damage, and insurance-claim work stay available as standalone jobs - no membership required. Members simply come first: priority scheduling when the phone is ringing after a storm, member pricing on any repair we find during a maintenance visit, and faster diagnosis because your system is already documented.

For the full repair scope - sagging runs, leaking miters and end caps, detached downspouts, failed spike-and-ferrule hangers, and fascia rot under the gutter line - see gutter repair in Jacksonville. For wind and storm damage with insurance documentation, see storm damage gutter repair. If you are weighing whether a repair is even worth it, read gutter repair vs replacement.

Our Warranty - What Is and Is Not Covered

Our lifetime workmanship warranty covers new Gutter Pro installations: seamless gutters, gutter guards, and the drainage systems we install. Maintenance visits and repairs on existing or older systems are not covered by that warranty, because we did not build those systems. We still stand behind every visit and every repair we perform, and Albert will tell you honestly when a repair is worth doing and when a full replacement - which does carry the lifetime workmanship warranty - is the smarter long-term call.

Lower-Maintenance Homes Get Lighter Plans

The best maintenance visit is the one your home barely needs. We would rather sell you the upgrade that reduces your service than the service you did not need. After the site visit, Albert points out the few upgrades that actually cut debris load and overflow risk - and tells you honestly which ones pay for themselves on your property and which do not. Some move you to a lighter, inspection-focused plan at a lower annual rate. Some let you take over part of the maintenance yourself.

Gutter protection

LeafBlaster Pro is 316 stainless micromesh and carries a 40-year manufacturer warranty - the lowest-maintenance option. Alu-Rex DoublePro is a continuous hanger with a double-layer aluminum guard: a structural upgrade rather than a filter, and the coastal pick where strength matters. Guarded homes shift from full clean-outs to a lighter inspection plan.

Right-sized gutters and downspouts

Undersized 5-inch gutters and small downspouts clog and overflow first - they are the most common reason a home needs frequent cleaning. Upsizing to 6, 7, or 8-inch seamless gutters with 3x4, 4x5, or larger downspouts moves far more water and traps far less debris in heavy rain. Large roof areas, steep pitches, and long runs are where the oversized downspouts earn their keep.

Drainage upgrades

Tying downspouts into FDM heavy-duty HDPE underground drainage stops discharge from pooling, eroding, and washing mulch and debris back toward the house and the gutter line. Solid-wall, rated for vehicle traffic, with snap-fit joints and no glue to crack as Florida soil cycles wet to dry.

Vented cleanout adapters ahead of the drainage

A cleanout installed where the downspout enters the buried system gives you a point to flush debris out before it ever reaches the pipe. It is simple enough that most homeowners can clear it themselves between visits, which is often the difference between needing us twice a year and needing us once.

Catch basins with sumps

A sump below the outlet lets sand, grit, and organic solids settle out instead of travelling into the drainage line. You scoop the basin; the buried pipe stays clear. This is the single most effective way to stop an underground system silting up, and it is easy for a homeowner to maintain.

Fixing the cause, not the symptom

If a specific corner clogs every single visit, something upstream is wrong - a roof valley dumping onto one run, a miter holding water, or a downspout undersized for the roof area feeding it. We flag the cause rather than quietly cleaning it twice a year forever.

Gutter Cleaning Membership FAQ

Do you still offer one-time gutter cleanings in Jacksonville?

No. Gutter Pro maintains gutters and drainage on a bi-annual membership rather than one-off cleanings. A system cleaned once and forgotten clogs again by the next storm season. The membership keeps your gutters and drainage clear, inspected, and documented year round, and catches small problems before they become expensive repairs. Standalone repairs and storm or insurance work are still available without a membership.

How much does gutter cleaning cost in Jacksonville?

Membership starts at $400 per year for a single-story Jacksonville home, with two visits included. The final rate is set per home after your first assessment and depends on linear footage, story count, roof pitch, debris load, and drainage complexity. Larger, heavily oak-shaded, and estate properties price higher.

What is included in the membership?

Two scheduled visits a year, timed to Northeast Florida's oak drop and storm season. Each visit includes a full gutter clean-out and downspout flush, a whole-system inspection covering gutters and underground drainage, roof debris clearing, and a photo report. Your plan is built around your home's specific layout and kept on file so the same crew services it the same way every time.

How often should gutters be cleaned in Jacksonville, FL?

Twice a year for most homes: late spring, before hurricane season, and late fall, after the heavier leaf drop. Lots with heavy oak canopy in Mandarin, Ponte Vedra, Fleming Island, and Arlington benefit most. Homes with LeafBlaster Pro micromesh guards can move to a lighter inspection-focused plan because debris stays out of the channel.

Why do you keep a card on file?

So the two visits happen automatically - no re-booking, no re-quoting, and no forgetting until the gutters overflow. Each visit is billed to the card twice a year at your set membership rate. It is the same arrangement a pest-control or HVAC maintenance plan uses.

Does the membership cover drainage as well as gutters?

Yes. Gutters and drainage are two halves of the same water-management system. Every visit we inspect the underground drainage, discharge points, and catch basins alongside the gutters, so water is genuinely carried away from the foundation rather than just leaving the gutter.

Can I get a repair or storm-damage work without joining?

Yes. Repairs, storm damage, and insurance-claim work are standalone jobs with no membership required. Members get priority scheduling and member pricing, and because their system is already documented we diagnose and fix faster. See gutter repair in Jacksonville.

Is there a fee for the first visit?

Yes. The site visit is $75, non-refundable, and credited in full to your first maintenance visit. It covers the evaluation that sets your plan: tree cover and canopy load, the condition of your existing gutter system, and whether your drainage needs servicing on the same schedule. That is what lets us price per home rather than selling a generic package, and what identifies the upgrades that could reduce your ongoing cost.

Can I handle part of the maintenance myself?

On some properties, yes, and we will set the system up so it is practical. Vented cleanout adapters ahead of the buried drainage give you a point to flush debris out yourself, and catch basins with sumps let you scoop settled solids out before they reach the pipe. Gutter guards cut the debris load at the source. Any of these can move you to a lighter, inspection-focused plan at a lower annual rate.

Can I cancel the membership?

Yes. There is no long-term contract. Call or text 904-304-3199 and we will stop the billing before the next scheduled visit. We would rather you stay because the service is worth it than because you are locked in.
