The Plantation at Ponte Vedra is a 650-acre, fully gated, 24-hour-staffed community of 579 custom estates built around an Arnold Palmer Signature golf course, mature live oaks, and connected lakes. Two distinctive things about every Plantation home matter for gutter and drainage work: every home has a tile roof (a community-wide architectural requirement), and every homeowner is an equity member in the ocean club, fitness, tennis, and golf facilities, which means the homes are designed and maintained to a higher standard than typical Ponte Vedra construction. Generic 5-inch K-style aluminum in stock white is the wrong answer for tile-roofed Plantation homes. Color-matched aluminum, copper, and properly sized 7-inch oversized systems are right. Gutter Pro installs systems designed for the architecture, the ARB process, and the lot drainage. NDS Certified Drainage Contractor. 164+ 5-star Google reviews.
Why Plantation Gutters Need a Different Approach
Four conditions inside The Plantation gates demand more than a builder-grade gutter package:
1. Tile roofs change the gutter game. Tile roofs shed water at higher volume and velocity than asphalt shingle because tile surfaces are less absorbent and the underlayment system channels water aggressively to the eave. A 5-inch K-style gutter sized for asphalt shingles overflows on the first real storm under tile. Most Plantation homes need 6-inch as the floor and 7-inch oversized for larger custom estates, with 3x4 downspouts placed to match the actual water flow off the tile valleys.
2. Mature live oak canopy across 650 acres. The Plantation preserved enormous live oaks during development. Oak tassels, acorns, and leaves clog standard mesh guards. LeafBlaster Pro micro-mesh or Alu-Rex DoublePro continuous-hanger systems are designed specifically for oak debris and pay back fast in cleaning savings.
3. Lake-side and golf-course-edge drainage. Lakes are stitched throughout the community and many homes back to water features or fairways. Builder splash-block discharge sends roof water toward bulkheads, fairway tee boxes, or directly back at the foundation. Schedule 40 PVC underground routing to designed pop-up emitters or dry wells is the correct design.
4. ARB requirements that builder-grade installs often violate. The Plantation has clear architectural standards. Stock white aluminum gutters often clash with the tile roof and stucco color palette. Color-matched aluminum or copper coordinates with the ARB-approved scheme and avoids re-work down the line.
What Gutter Pro Installs at The Plantation
- 6-inch and 7-inch seamless aluminum, sized for tile-roof water volume
- Custom color-matched aluminum coordinated with stucco, trim, and tile palettes
- Copper seamless gutters for Mediterranean and Spanish estates where copper coordinates with the architecture
- Half-round profiles for period-correct elevations
- Hidden hangers every 24 inches, screwed into rafter tails
- 3x4 oversized downspouts, placed to match tile-valley flow
- LeafBlaster Pro micro-mesh gutter guards for oak debris
- Alu-Rex DoublePro continuous hanger and cover system
- Schedule 40 PVC underground drainage extensions
- French drains, dry wells, and pop-up emitters for lake-side lots
- Marine-grade stainless fasteners (the Plantation is far enough inland that standard salt-air exposure is lower, but the brackish lake system makes stainless the right call)
- Soffit and fascia repair where prior installs caused rot
Tile Roof Drainage is the Key Detail
Most gutter contractors size systems by home square footage. That works for asphalt shingle. It under-sizes for tile. Here is what is different: tile roofs route nearly 100% of rainfall to the eave because tile and underlayment do not absorb water the way shingle granules do. Tile valleys concentrate flow into specific eave zones. A 5-inch K-style gutter that can handle an asphalt-shingle 2,500 sq ft home will overflow on a tile-roofed 2,500 sq ft home in any 1-inch-per-hour rain event. Plantation homes need 6-inch minimum, 7-inch oversized for larger custom estates, and downspout placement designed around the tile valley flow patterns. We measure the actual valley count and flow during the design walk, not just the square footage.
Plantation ARB Coordination
The Plantation has a 24-hour-staffed front gate on A1A, a back/service gate on County Road 210, and a clear architectural review process for visible exterior changes including gutter material, profile, and color. Gutter Pro provides color samples, manufacturer product datasheets, material spec sheets, and historic-coordination notes for ARB submissions. We carry certificates of insurance and provide them to community management on request. Gate access, work hours, and dumpster placement are coordinated before the first day on site.
Lake-Side and Golf-Course-Edge Drainage
Many Plantation lots back to a lake or to a fairway. The default builder approach sends downspout discharge into the nearest landscape bed. Two seasons of that on a lake-side Plantation lot and you have erosion against the lake bulkhead, drowned shore plantings, or water pooling at the back of the home. Gutter Pro designs Schedule 40 PVC underground systems that route discharge to a designed outlet, usually a pop-up emitter at the property edge or into a dry well sized for the volume. Schedule 40 PVC stays open for decades. The corrugated black pipe most original installs used collapses, silts up, and roots through within a few seasons.

The Plantation at Ponte Vedra Gutter and Drainage FAQ
What size gutters does my tile-roofed Plantation home need?
6-inch is the minimum. Larger custom estates, especially homes with steep tile pitches or long tile valleys feeding a single eave zone, perform better with 7-inch oversized aluminum. We do not install 5-inch on tile-roofed homes. The water volume off tile is too high.
Will color-matched aluminum hold up as well as copper here?
Yes, for The Plantation specifically. The community is set back from the coast and protected by mature canopy, so direct salt-air exposure is lower than oceanfront Old Ponte Vedra or A1A homes. High-quality painted aluminum with marine-grade stainless hardware holds up well. Copper is still the right call for architectural Mediterranean or Spanish homes where copper coordinates with the design, but it is not a corrosion-resistance requirement.
Do you handle ARB submissions for The Plantation?
Yes. We provide color samples, manufacturer product datasheets, material spec sheets, and certificates of insurance for ARB submissions. We have worked with The Plantation ARB process and coordinate color and profile to match the community standards.
My lot backs the Arnold Palmer course. Will drainage damage the course?
No, when designed correctly. We route discharge to a Schedule 40 PVC underground line that exits at a designed point at the property edge or into a dry well that handles the volume. Properly designed drainage protects the home, the bulkhead, and the adjacent fairway.
My existing gutters overflow during storms. Are they undersized for the tile roof?
Almost certainly. This is the most common Plantation gutter problem and the reason we usually quote 6-inch as the floor. The original builder spec on many homes was 5-inch K-style sized for asphalt shingle, which under-sizes the system for tile-roof water volume. Upgrading to 6-inch (or 7-inch for larger homes) solves overflow events.
How long does a Plantation install take?
A typical Plantation home with seamless gutters and Schedule 40 PVC drainage takes 2 to 4 working days. Larger custom estates with copper work, lake-side drainage, or significant fascia restoration take longer. Albert is on-site for the design walk and decision points.
